Phase One and Phase Two Environmental Site Assessments (ESAs) at 150 Wellington Street East, Guelph, Ontario

XCG conducted a Phase One Environmental Site Assessment (ESA) at the property located at civic address 150 Wellington Street East in Guelph, Ontario (Phase One Property). The findings of the Phase One ESA identified areas of potential environmental concern (APECs) and that a Phase Two ESA was required before a Record of Site Condition (RSC) could be submitted with respect to all or part of the Phase One Property. Based on the findings of the Phase One ESA, a Phase Two ESA was completed at the property located at 150 Wellington Street East in Guelph, Ontario (Phase Two Property). 


The Phase One and Two ESAs were completed for due diligence prior to the potential development of the Phase Two Property for an 18-storey luxury condominium. Since the Phase Two Property was zoned and used for commercial use, a RSC was required for the proposed residential land use. The soil and groundwater quality at the Phase Two Property were investigated during the Phase Two ESA. Soil at the site was impacted above the applicable criteria. Impacted soil was excavated and removed, confirmatory samples were collected, and imported soil brought to the site was tested. 


Upon the completion of remedial activities, no contaminants of concern (COCs) were identified to remain at the Phase Two Property; all Ontario Ministry of the Environment (MOE) Standard Table 2 criteria for Residential/Parkland/Institutional (RPI) Property Use were met. Subsequently, a RSC was completed for the proposed residential land use.
